What's included

What a Full New Roof From Us Includes

A new roof is not just tiles on top — the covering is the last layer we lay. Every installation includes a complete strip-back, inspection and renewal of everything underneath, so your new roof performs for its full lifespan instead of inheriting old problems.

✓

Strip-Off & Structural Check

Old covering, battens and felt removed and disposed of. Every rafter is inspected for rot or woodworm, and any failed timbers are replaced or sistered before we rebuild.

✓

Breathable Membrane

A modern vapour-permeable underlay laid across the rafters, replacing old bitumen felt. It sheds any driven rain while letting loft moisture escape — the main defence against condensation.

✓

Treated Battens & Fixings

BS 5534-graded treated battens and corrosion-resistant nails or screws, spaced to the gauge your chosen covering requires. No skimping on the layers nobody sees.

✓

Your Choice of Covering

Natural slate, clay plain tiles, concrete interlocking tiles or fibre cement slate — we help you match the street character and your budget, and source quality materials.

✓

Ridge, Verges & Leadwork

Dry-ridge systems or rebedded mortar ridges, finished verges, and all new code 4 lead flashing at chimneys, valleys and abutments — the detail areas where most roofs fail.

✓

Ventilation & Finish

Eaves and ridge ventilation fitted to current regulations, plus optional new gutters, fascias and soffits so the whole roofline is renewed in one job.

What a new roof costs

Honest Price Bands for New Roofs in London

As a rough 2026 London guide: concrete interlocking tile roofs typically cost £120 to £180 per square metre installed; fibre cement slate £130 to £190; clay plain tiles £160 to £220; natural slate £180 to £280. A typical Victorian or Edwardian terraced house (roughly 60–70m² of roof) usually lands between £8,000 and £15,000 depending on covering, access and how much timber work is needed; larger detached properties commonly run £12,000 to £25,000. Scaffolding is included in our quotes, never added later. Your free inspection produces a fixed written price for your specific roof.

How we work

Our Installation Process, Step by Step

1

Survey & fixed quote

We inspect the roof inside and out, photograph its condition, and give you a fixed written quote covering materials, scaffolding, labour and disposal — usually within 24 hours.

2

Scaffold & strip

Licensed scaffolding goes up, the old roof is stripped, and every rafter is checked. Anything rotten is renewed before we rebuild — you are told about it, not charged for surprises.

3

Rebuild the layers

Membrane, battens, covering, ridge, leadwork and ventilation go on in the right order, to manufacturer spec and BS 5534. A supervisor inspects every stage.

4

Clean-down & guarantee

Gutters cleared, garden and driveway swept, magnet pass for stray nails, and your written workmanship guarantee handed over with care advice.

Warning signs

6 Signs You Need a New Roof, Not Another Repair

  1. Repairs keep coming back. If you are paying for patches every year or two, the covering has reached the end of its economic life and replacement is cheaper over a decade.
  2. Widespread tile or slate failure. A few slipped tiles is a repair job; dozens delaminating, spalling or crumbling across the slope means the material itself is spent.
  3. Sagging between the rafters. Battens flexing underfoot or a visible dip in the slope points to decayed battens or failing underlay — the layers a new roof renews.
  4. The roof is 60+ years old. Concrete tiles last 40–60 years; clay tiles and natural slate can pass 80–100, but the felt and battens beneath them usually fail first.
  5. Persistent loft damp or daylight everywhere. Isolated daylight spots are repairs; daylight along whole runs of laps means the underlay has disintegrated.
  6. You are planning a loft conversion. It is far cheaper and smarter to renew the roof before building rooms under it than to open up a finished conversion later.

FAQs

New Roof Questions, Answered

Installed costs typically run £120 to £180 per square metre for concrete tiles, £160 to £220 for clay tiles and £180 to £280 for natural slate. A standard terraced house usually falls between £8,000 and £15,000, and larger detached homes between £12,000 and £25,000, with scaffolding included. Our free survey gives you a fixed written quote for your specific roof — the price does not move once agreed.

A typical terraced or semi-detached house takes 5 to 7 working days from scaffold-up to scaffold-down; larger or complex roofs take 2 to 3 weeks. Weather can add a day or two, but we never leave your roof exposed overnight — stripped sections are always made watertight at the end of each day.

Natural slate suits most London period properties, lasts 80 to 100 years and keeps the street character — but it costs more. Clay plain tiles give a similar traditional look for less; concrete interlocking tiles are the budget-friendly, low-maintenance option with a 40 to 60-year life. During your free survey we discuss your home's style, weight limits and budget, and show you samples of each.

Almost never. Replacing a roof like-for-like is permitted development and needs no planning permission in most cases. Exceptions are listed buildings and some conservation areas, where the council may restrict materials — we check this for you during the survey and flag it in your quote before anything is booked.
